Ayala Land opens Fairview Terraces
Ayala Land, Inc. yesterday unveiled public Fairview Terraces, its latest mixed business and commercial development in Quezon City.
Fairview Terraces is a 5.8 hectare mixed –used development along Quirino Highway in Novaliches with 68, 700 square meters of lease space in its shopping complex and 10,000 square meters of lease area in its soon-to-rise corporate center.
Bearing Ayala Mall’s signature architectural and green design, the shopping and corporate center features gardens that lend a relaxing ambiance to alfresco dinning, an activity center for concerts and other activities and a business center that would open in the middle part of the year.
Ayala Land officials said care was taken in designing the complex to preserve the existing trees in the complex.
The shopping and dining complex offers a lively mix of 420 establishments that include popular foreign fashion brands such as Superdy and American Eagle to name a few, as well as home-grown apparel brands like Team Manila.
Dining options in the mall complex range from casual venues to concept restaurants.
The shopping complex also hosts a Puregold supermarket.
The Fairview Terraces Corporate Center promises to be a viable office address for professionals north of Metro Manila who are looking for a balance between work and play.
“This is our latest and one of our best developments,” said Ayala Land president and CEO Antonio Aquino during the mall launch yesterday.
Ayala Land has established a firm foothold in the mixed-use development in Quezon City with Trinoma in North EDSA, UP Town Center along Katipunan Avenue, and the UP-Ayala Land Technohub along Commonwealth Avenue.
For Fairview Terraces, Ayala Land partnered with Elimac Prime Holdings to develop the P5-billion mall and office complex.
The project proponents want to take advantage of Quezon City’s robust population and diverse economic strata.
“Quezon City is the largest city in Metro Manila. In the Novaliches area alone, there are around 200,000 households belonging to economic classes A,B,C,” said Ayala Land chief operating officer (COO) Bobby Dy.
RLC Launches Robinsons Place Las Pinas – PRNews
Robinsons Land Corporation is planning to open Robinsons Place Las Pinas along the Alabang-Zapote Road by September this year.
Currently under construction, Robinsons Place Las Pinas is part of a mixed-use development comprising the mall and a mid-rise residential condominium complex of Robinsons Communities.
Las Pinas is home to numerous centers for education, hospitals, banks, commercial establishments and factories, as well as middle-income residential subdivisions.
“With its proximity to other densely populated areas such as Alabang, Muntinlupa, Paranaque and Bacoor, Las Pinas truly represents an enticing location for doing business,” said RLC senior vice president and general manager for the commercial centers division Arlene Magtibay.
She noted that Las Pinas has a population of over half a million people and, counting those from nearby municipalities, the mall will serve a total population of over 2 million.
Magtibay added that the mall site has 300 subdivisions within a 5 kilometer radius as well as schools, hospitals and over 700 commercial establishments.
Being built on a 6.8 hectare lot, the sprawling two storey mall will have a gross floor area of 59,877 square meters and a gross leasable area of 25,734 square meters. It will also have basement and open parking areas with over 500 slots.
Its anchor tenants will include Robinsons Supermarket, Robinsons Department Store, Robinsons Bank, Toys ‘R’ Us, Robinsons Appliances, Handyman, South Star Drug, and Robinsons Movieworld which will operate four world-class digital cinemas (with one 3D) totaling 960 seats.
Robinsons Place Las Pinas will offer the full range of dining options including fastfood, casual dining restaurants, and al fresco restaurants as well as coffee shops and a 214 seat food court.
Among its 150 tenants are fashion boutiques, specialty shops, service stores, and IT and gadget stores. It will also have an amusement center, a baby care lounge and Lingkod Pinoy Center.
Ayala Land widens US reach from ‘coast to coast’
Ayala Land Inc. (ALI), the property development arm of Ayala Corporation, expands its reach for sales and customer service as its first US-based permanent office marks its second year.
ALI is the Philippines’ most successful developer of prime residential and commercial spaces. ALI President and CEO Antonino Aquino led Ayala Land executives in welcoming guests during the celebration at the Consulate Office’s Philippine Center. Aquino spoke of the generally improved investment conditions in the Philippines. Aquino said that the country’s positive investment outlook was built on low inflation rate, high domestic liquidity, structural reforms that result to sustainable growth, and the increasing remittances from Filipinos overseas. Upgrades in investment grade ratings and strong domestic consumption have also buoyed investor confidence.
Manila’s high rental yields make it a top choice for city investment prospects. Gross rental yields in the Philippines are one of the highest in the region at 7.1%. Manila remains a top outsourcing destination, giving rise to numerous rental opportunities in the central business district. The business process outsourcing (BPO) industry’s demand for office spaces is also stimulating the real estate sector’s growth. BPOs are also upping the city’s expatriate population, giving rise to a demand for more high-end residential units. Properties in the Philippines also have steady price appreciation: capital values are expected to grow six to eight percent, year on year. Largest overseas Filipino market Anna Tatlonghari, General Manager of Ayala Land International Sales Inc., highlighted Ayala Land’s role in nation building and enhancing land for more people as it provides shelter and community to the biggest overseas Filipino market in the world. Data from the Commission on Filipinos Overseas showed an estimated 9.4 million Filipinos live and work overseas. Three million of these are based in the US.
