Nuvali revealed in a press briefing at its property in Laguna that it is transitioning to becoming CALABARZON’s regional growth center, and the district is seen to expand further in the next five years as more projects are well underway.
The masterplanned mixed-use development of Nuvali—located in the cities of Sta. Rosa, Calamba, and the municipality of Cabuyao, Laguna—accounts for 20 percent of Ayala Land, Inc.’s (ALI) revenues for the past five years (2009-2014) and 15 percent of ALI’s Net Asset Value.
The 2,290-hectare estate, ALI’s largest development to date, has developed 78 percent of its land area and continues to grow as a community with over 12,000 residential units, units were sold, 85,000 gross leasable areas of retail and office spaces and150 hotel rooms. Also within Nuvali are two business process outsourcing (BPO) buildings, an events center, two schools, and several recreational attractions.
“Among the major CBDs in the country, we are the highest rate in land value appreciation from the time of launch and we are happy that our investors and buyers have shared in the success of NUVALI,” said General Manager John Estacio.
With the opening of the Cavite-Laguna Expressway (CALAX), the company also expects to attract more investors and additional market from Manila, Cavite, and nearby provinces, which, in turn, will increase business activity.
The first is its typical BPO-friendly offices, similar to One and Two Evotech and second is its built-to-suit product wherein Nuvali can build for a locator its own building, based on specific requirements..
For its residential products, Nuvali takes pride in providing a wide range of options starting from P1.8 million to P20 million-worth of lots and house and lots. Ayala Land’s residential brands Ayala Land Premier, Alveo, Avida, and Amaia are present in Nuvali, with the latter providing the community its first mid-density development..
Strengthening its presence in the South, Nuvali also recently welcomed the opening of the newly expanded Solenad , a commercial shopping complex that brings together the best mix of local and global fashion brands, variety of cafes, restaurants, and world class entertainment options. With over 40,000 sqm of retail space, the P2 billion expansion is set to further spur local economic activity in Laguna and generate close to 1,000 new jobs. It features 200 stores and will cater to visitors and residents of Laguna, Tagaytay, Batangas, and Muntinlupa.
Before the year ends, Nuvali is set to intensify its position as the leading eco-city in the country by opening several new projects that will complement its expansion plans. Adding to its current group of commercial developments is the launch of the estate’s S&R shopping center, which will open in the fourth quarter of 2015 and the opening of QualiMed Hospital in the second quarter of 2016.
For more outdoor fun, Nuvali will open in October the Camp N, a multi-purpose site built for outdoor recreational activities conducive for team building exercises, trainings, field trips, and camping with an extensive course that includes obstacle courses, an aerial walk, and a rope course.
Apart from its reputable schools like Xavier School and Miriam College, the eco-city will also be home to another educational institution, in partnership with the Legionaries of Christ—the Everest Academy, which will be the first international catholic school in the area. In total, Nuvali currently has a student population of 990, which is expected to double every year.
